WHAT IS A BER?
Understand your home’s energy performance.
A Building Energy Rating measures a dwelling’s energy performance using standardised occupancy assumptions. It is not a prediction of your actual energy bills.
SEAI’s new simplified BER scale
Explore the simplified A0–G scale below. Read SEAI’s official guidance for the full qualifying criteria, implementation details and interpretation of existing certificates.
A0 ≤42*
A ≤75
B ≤150
C ≤225
D ≤275
E ≤325
F ≤375
G >375
Energy use: kWh/(m²·year). *A0 also requires additional criteria; the energy threshold alone does not establish eligibility. See SEAI’s guidance for the full requirements.
A simpler A0–G rating scale
The new scale replaces numbered sub-bands such as A1, A2, B1 and C2 with single-letter bands, and introduces A0 at the top. Lower assessed energy use indicates better energy performance. A0 has additional criteria beyond the energy-use threshold.
Why your certificate matters
A BER is generally required when a home is offered for sale or rent, subject to statutory exemptions. The advisory report identifies opportunities to improve energy efficiency.
How long is it valid?
A BER is generally valid for up to 10 years, unless changes to the property affect its energy performance. A provisional BER for a new dwelling has different validity rules.
What happens during an assessment?
The assessor records dimensions, construction, insulation, heating, ventilation, lighting and renewable systems. Documentary evidence helps ensure improvements are reflected accurately.
